Is BVQ Lofts a non-smoking property?

  • Yes, we are very strictly a no-smoking property.
  • This policy applies to you and your guests.
  • This policy also prohibits vaping, hookahs, etc.
  • This policy prohibits smoking or vaping in our common areas, in a vehicle in our parking areas, and on the public sidewalk within 50 feet of our public entrances.
  • Each violation carries a $50 fine.

How far in advance can I reserve an apartment before I have to start paying rent?

  • We can only hold an apartment rent-free until the latest lease-start date shown on our website listings (click here) upon receipt of a signed lease and paid security deposit. Our security deposit is equal to one month’s rent.
  • Each apartment in our building is unique. Please take the time to look closely at the available start dates for each listing on our website to be sure the apartments you are interested in will be available for your desired move-in date.
  • If you are looking to move in the more distant future, we strongly encourage you to sign up for our waiting list by calling our office at 216-762-0440. Waiting-list members enjoy early access to apartments as they become available.
  • We sometimes have current tenants that need to move before their current lease is up. Waiting-list members receive first chance at these opportunities as well.

What are the available parking options at BVQ Lofts? How much does each parking option cost?

  • Our indoor garage is part of our building and is heated. Each parking space is individually assigned. Standard spaces are $150 per month. Spaces with a ~35sf storage locker immediately behind the parking area are $170 per month. Garage availability is subject to change without notice.
  • Our 2 outdoor lots are right next to the building, surrounded by a 5’ metal fence with individually assigned spaces. The spaces are not covered. Each space costs $85 per month. Surface-lot availability is subject to change without notice.
  • There are over 125 on-street parking spaces at the curb within one block of our building. We have never seen all of these spaces taken. This is first-come, first-serve free parking. The on-street parking is also our guest parking.
  • Your apartment lease is for a full year, but you may cancel your parking space any time after the first 30 days.
  • We can also add or upgrade a parking space for you any time any time after the first 30 days, as long as your desired new space is available.

Which utilities do BVQ Lofts tenants pay for in addition to the base monthly rent?

  • There are no gas lines, telephone wires, or cable lines in any of our apartments.
  • The landlord pays for trash removal.
  • Our tenants pay for electricity (which includes heat and central air), water & sewer (which includes in-unit washer and dryer), and internet.
  • Electricity and water are individually metered for each apartment, so you only pay for what you actually use.
  • Internet service is provided exclusively by Cleveland Broadband. The service is symmetric with gigabit speed (1,000 megabits) over a fiber network with unlimited data using a password-protected Wi-Fi router. Cleveland Broadband’s customer service has been excellent.

What are the pet policies at BVQ Lofts? How much does it cost for a resident pet?

  • We allow dogs and cats on the property, but only after receiving vet documents showing that the animal has been spayed or neutered and has a current rabies shot.
  • We charge a $200 nonrefundable upfront fee for resident dogs.
  • Pet rent for all resident pets is $35 per month.
  • Resident pets are limited to two cats, two small dogs, or one medium-sized dog.
  • Dogs must be less than 65 pounds full-grown weight to come onto our property.
  • The following dog breeds are prohibited on our property at all times: Akita, Chow Chow, Doberman Pinscher, German Shepherd, Huskie, Malamute, Pit Bull, Presa Canario, Rottweiler, and Staffordshire Terrier.

What are the application requirements at BVQ Lofts?

  • Our application fee is $45 per person and is nonrefundable.
  • We are looking for a clean bankruptcy and eviction history, along with no major criminal record and no open rental collections.
  • We require a 650 or better for all credit scores on the background report that we receive (which may differ from Credit Karma or other non-agency sources available to you).
  • We require documented gross monthly income (before taxes are taken out) of at least 2.5 times the monthly rent for your desired apartment.
  • If you lack the required income or your credit score is between 500 and 650, you may provide a co-signer. That person would pay their own separate nonrefundable application fee and their report would need to come back with the credit scores, income, or both that you are lacking. Your co-signer would then sign the lease alongside you, not as a resident, but rather as their promise to make any payments that you do not.
  • We do not rent to applicants with any credit score below 500.

Does BVQ Lofts have a noise policy? Are rules strictly enforced?

  • Our property-management team is hands-on and takes the property’s rules & regulations seriously.
  • Our guest policy states that a guest is someone who stays over in the apartment no more than 10 days in any 60-day period. Anyone staying in the apartment more often must complete an application, pass a background check, and sign the lease to be financially responsible.
  • We enforce our noise policy. Quiet hours are from 10pm to 8am daily. Musical instruments must be volume-controlled. Annoying or excess noise is prohibited.
  • Additional rules & regulations are incorporated into the lease.

Do you offer short-term leases?

  • We only offer 12-month leases.
